Pre-application advice in the Harrogate area

We welcome pre-application discussions before you submit a formal planning application. The service aims to take some of the uncertainty out of the process and offers you constructive and without prejudice advice on the likelihood of your proposal receiving planning permission.

We offer different types of services for pre-application enquiries. The fee and target timescales for the services are tiered depending on the service and scale of the development proposed.

  • all advertisements
  • material change in use of buildings and land and the erection of buildings
  • excludes new dwelling houses and wind turbines

Planning performance agreement

  • large-scale major developments are likely to require a planning performance agreement
  • the fee will need to fairly reflect the amount of officer time involved and is likely to be more than £3000. This will need to be discussed and agreed with the planning authority at the outset
