Do I need planning permission in the Selby area?

We offer a householder planning check service and will tell you what permissions are needed for your project.

You can complete the  householder permitted development enquiry form (docx / 133 KB) to check whether you need planning permission or if you have a question about permitted development rights. This can be sent via post or email to ppu.sel@northyorks.gov.uk to the planning service with a payment of £90, cheques made payable to North Yorkshire Council or over the phone. A planning officer will confirm whether planning permission is required. We will respond to your enquiry within 15 working days. The benefit of this service is that you get a written response for your records when selling your property. 

Although this is not a full determination of whether planning permission is required, it is cheaper than a Lawful Development Certificate.

Article 4 Directions

Certain types of development can be undertaken without needing to apply for planning permission. These are called permitted development rights.

An Article 4 Direction is used to reduce the scope of permitted development rights either in relation to a particular area or site, or a particular type of development anywhere in the district. Where an Article 4 Direction is in effect, planning permission may be required for development that would otherwise have been permitted development. Article 4 Directions are used to control works that could threaten the character of an area of acknowledged importance, such as conservation areas.

In the Selby district, there is one Article 4 Direction (Millgate Housing Action Area) which removes some permitted development rights which mean that you will have to submit a planning application for some work which would not normally require an application.
