Evidence verifying the information included in the application can be provided, such as:

Supporting statement: The burden of proof in a lawful development certificate lies with the applicant and, therefore sufficient evidence and information should be included within the statement to demonstrate the development applied for in a clear, precise and unambiguous way.

Photographs, preferably labelled with the date and time they were taken.

Uutility bills.

Tenancy agreements.

Business accounts.

Sworn Affidavit(s): From people with personal knowledge of the specific use or development subject of the application.

Site plan - an illustrative plan at a recognised scale to show the proposed layout, vehicular access and visibility splay.  A visibility splay is a drawing plan that visualises the angle and distance from which drivers emerging from access can see and be seen by drivers proceeding along the priority road. it ensures that any building works for entrances and exits have good visibility to prevent motor accidents.

The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) is the legislation which outlines the development types and the required information that needs to be submitted with prior approval and prior notification applications. As a minimum, you must provide the information set out in the legislation for your application to be validated. We have set out below the application type, and direct link to the corresponding legislation.

This is the minimum requirement to be included in your supporting documentation to enable us to consider your application. If enough information is not provided within your supporting document, it is likely to cause delays to the consideration process.

Where the development proposed is below ground level

Uses of each room.

Position of windows, doors, walls and partitions.

Floor levels of the building(s) being constructed, altered or extended, in relation to the remainder of the building.

Any buildings, walls or features to be demolished.

Roof plans scale 1:50 o 1:100

Where any roof is being altered and the change cannot be adequately shown on the elevation plans.

Where roof insulation is to be installed.

Shape and material of the roof.• Location of any materials, roof lights, flues, vents etc.

Roof insulation fitting.

An up-to-date map, showing the scale and direction of the north.

Size, position and use of buildings, in relation to the property boundary.

Pedestrian, cyclist and public transport access, as well as vehicular access, for example, the position and width of adjacent streets.

Trees and hedges within the application site or on adjoining properties, which are within falling distance of the proposed development

Site sections, finished floor and site levels – existing and proposed scale of 1:50 or 1:100

All applications involving new buildings

Where development is on a steep incline/decline.

Biodiversity report All proposals are required to consider biodiversity as set out in The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) – the Introduction- section 3 of the legislation details that ecology is a consideration for all developments and application types. 

The following reports may be required: 

Preliminary Ecological Appraisal report; and/or

Ecological Impact Assessment (EcIA) report and the EcIA Checklist and signed Declaration Form will need to be completed alongside reports submitted Note: individual species reports are unlikely to be accepted – please refer to Biodiversity Guidance for more information. Please do not submit your application until you have received all the surveys required to validate your application.  

Other information where relevant: - Information to inform a Habitats Regulations Assessment, such as a shadow Habitats Regulation Assessment.

Any other plans, information or statements

Submitting further information at this stage will avoid any delays where further information may be requested during the consideration process.
