National requirements
The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) is the legislation which outlines the development types and the required information that needs to be submitted with prior approval and prior notification applications. As a minimum, you must provide the information set out in the legislation for your application to be validated. We have set out below the application type, and direct link to the corresponding legislation.

Local requirements
We request the following supporting information with prior approval or prior notification application. This is the minimum requirement to be included in your supporting documentation to enable us to consider your application. If enough information is not provided within your supporting document, it is likely to cause delays to the consideration process.

Where amenities may be affected, drawings of neighbouring properties must be at scale or it must be made clear that they are not to scale.

Biodiversity report |
All proposals are required to consider biodiversity as set out in The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) – the Introduction- section 3 of the legislation details that ecology is a consideration for all developments and application types. |
The following reports may be required:
Preliminary Ecological Appraisal report; and/or
Ecological Impact Assessment (EcIA) report and the EcIA Checklist and signed Declaration Form will need to be completed alongside reports submitted Note: individual species reports are unlikely to be accepted – please refer to Biodiversity Guidance for more information. Please do not submit your application until you have received all the surveys required to validate your application.
Other information where relevant: - Information to inform a Habitats Regulations Assessment, such as a shadow Habitats Regulation Assessment.
