Harrogate housing standards: ending your tenancy

Our statement of intent

The council aims to re-let properties as quickly as possible so that people who urgently need accommodation can be provided with a home and the loss of rental income is kept to a minimum. We aim to support you through the process of ending your tenancy and provide information and guidance which is clear and easily understood. 

How we aim to do this

What we need you to do

You will need to give us notice in writing that you wish to end your tenancy. We also need to ensure that your house is in good condition and has been cleared of all your possessions. 

What we will do

When you tell us you are moving, we will:

  1. Ask you to complete a tenancy termination form confirming four weeks' notice, which will always end on a Sunday. This is a legal requirement for both tenants and landlords when notice is given to bring a secure tenancy to and end. 
  2. Ask the personal representative to give notice following the death of a tenant. We will give representatives an information sheet concerning the things they have to do. 
  3. Contact within five working days of receiving your written notice to do an inspection of your home to: 
    • agree a timescale for you to do any repairs which are your responsibility
    • remind you about leaving your property empty, clean and tidy and your garden tidy and clear of rubbish (we will dispose of any goods you leave behind - there may be a charge if we do this for you)
    • explain the need for you to take meter readings and tell others about your change of address (including gas, electricity and water)
    • explain that you must arrange for your keys to be returned to the council key safe / by other agreed methods by 12pm on the Monday that your tenancy ends, otherwise additional rent will be charged 

What we need you to do

We need you to:

  1. Give us the appropriate notice period. 
  2. Allow us access to inspect your home during the notice period, by arrangement with your housing officer. 
  3. Leave a forwarding address. 
  4. Inform us of your gas and electric supplier (who you pay your bills to).
  5. Leave your home clean and tidy and clear all belongings, including floor coverings (we will advise you if these are to be retained for the new tenant), loft contents, cookers, fridges and freezers from the property. 
  6. Make arrangements with your housing officer for a visit to be carried out on the day you leave the property, in order that a final inspection can be carried out and the keys returned / left in key safe. 
  7. Contact the gas, electric, telephone and water companies etc. to let them know that you are moving. 

How performance is monitored 

All tenants leaving a property are asked to complete an online survey to indicate their satisfaction level with the service they have received.
